After working with a lot of people buying their first home here, I've noticed the same surprise comes up again and again. It isn't the price of the home itself. Most buyers have stared at listings long enough to know what things cost.
What catches people off guard is everything around the purchase.
The closing costs are the big one. Beyond your down payment, there are legal fees, adjustments, and taxes to account for. These aren't small line items, and they land right at the moment you feel most stretched. Knowing they're coming makes a real difference.
The ongoing costs surprise people too. Strata fees, property taxes, insurance, maintenance. A place that fits your budget on paper can feel tighter once you're carrying it month to month.
Then there's the emotional side, which nobody puts a number on. The Vancouver market moves, and being ready to act means having your financing sorted and your priorities clear before you fall in love with a place. Buyers who wait until they've found 'the one' to figure out the rest often feel rushed.
And finally, compromise. Very few first homes check every box. The buyers who do well are the ones who decide early what actually matters to them and what they can live without.
None of this is meant to scare anyone off. It's the opposite. When you know what's really involved, the whole thing feels a lot less overwhelming.
If you're thinking about your first place, the best time to talk is before you start looking, not after. That's when a little planning saves you the most stress.
